Buy your local mechanic a plane ticket and a couple of nights in a hotel. He'll represent your interests better than an Internet stranger.
Houston is a big place, about a 60 mile circle with traffic. Where is the airplane? You are right to think about an annual, since there is no real guide lines for a pre-purchace inspection.
There is one at West Houston and one at Hooks. There are also a couple others in the area (Houston Southwest and a private development) that are only under consideration if the other two (and I'm almost at the flip a coin stage) don't pan out.
Entirely too familiar with the Houston areaand realize it's a big area. Spent 18 months of the 9 years I lived in Houston commuting from Katy to Channelview.
Appreciate the suggestion about sending my mechanic down to the area....may look at that but it's about a month past the time that I find Houston enjoyable and I can't imagine others would.

I have an A&P friend that has a 172 based at Hooks that would go over and take a quick look for you. He could give you an impression, nice airplane or not. He wouldn't charge you for that. I'd offer to do the "annual type" inspection, but I don't have time right now.
